Where I finance homes in Prosper

Windsong Ranch

The community most buyers name first, known for its crystal lagoon and extensive trail network, with several builders across a broad price band. Generally $550,000–$900,000. Mostly conventional territory, though upper-end homes can cross into jumbo.

Star Trail

Larger lots and semi-custom builders, popular with move-up buyers coming from Frisco and Plano. Typically $700,000–$1.2M. This is where jumbo financing becomes the norm rather than the exception.

Lakewood at Brookhollow

Established newer construction at a more attainable entry point while staying inside Prosper ISD. Generally $500,000–$700,000. The most common landing spot for first-time buyers in Prosper.

Whitley Place

Larger lots and custom homes in a quieter setting on the east side of town. Typically $750,000–$1.1M, with a mix of conventional and jumbo depending on the specific build.

West Prosper

Estate homes and acreage properties toward the Denton County line. $1.1M and up, almost always jumbo, and worth an early conversation about reserves and documentation.

East Prosper

Smaller-lot sections with the town's most accessible new construction. $450,000–$575,000, and the part of Prosper where FHA and down payment assistance genuinely come into play.

MUD, PID and what Prosper property taxes really cost

This is the single most common surprise for buyers moving to Prosper, and it is worth understanding before you tour a model home.

Prosper property tax rates generally run 2.0%–2.7% of assessed value annually. That spread looks small written down. It is not. Many of Prosper's newer master-planned communities sit inside a Municipal Utility District (MUD) or Public Improvement District (PID) — mechanisms that fund the roads, water infrastructure and amenities that made the community attractive in the first place. The assessment sits on top of the base tax rate.

On a $700,000 home, the difference between 2.0% and 2.7% is roughly $4,900 per year, or about $408 per month added through escrow. That is a real change to what you can afford, and it does not appear anywhere in the listing price or the builder's brochure.

None of this makes a MUD or PID community a bad buy — the amenities are usually why people choose Prosper. But you should know the number before you commit, not at closing. I check it for every Prosper file I work on and build it into your payment estimate from the start. Should you use the builder's lender?

Almost every Prosper builder offers an incentive for using their preferred lender — usually a closing cost credit, sometimes a rate buydown. Buyers often assume that settles it. It doesn't, and it's worth doing the arithmetic.

Sometimes the builder's offer genuinely is better, and when it is I'll say so plainly. But a $10,000 closing credit paired with a rate a quarter-point higher can cost you considerably more across the years you actually hold the loan. The only way to know is to compare the same scenario twice.

Three other things worth planning for on a Prosper new build:

  • Long build timelines change your rate lock. A home completing in six to nine months may need an extended lock, which carries a cost. We should discuss lock strategy at contract signing, not two weeks before closing.
  • Your approval has to survive the build. New debt, a job change or a fresh credit pull between contract and closing can undo an approval that was solid on day one. Don't finance a car mid-build.
  • Outside lenders are accepted. Prosper builders routinely work with outside pre-approval letters. You are not obligated to use theirs to buy the home.
