For First-Time Buyers

Your Texas First-Time Homebuyer Guide

A simple, 10-step roadmap from “thinking about it” to moving day. Read it once and you’ll know what to expect — and what questions to ask me.

The 10-Step Roadmap

From budget to keys

Review your budget

Look at your real monthly numbers — income, fixed bills, savings goals. A comfortable mortgage payment leaves room for life.

Check your credit

Pull your reports and look for errors. Strong credit can mean stronger loan terms — but you don’t need perfect credit to buy.

Explore mortgage options

FHA, VA, USDA, Conventional — I will compare what fits your credit, savings, and target neighborhood.

Get pre-approved

Pre-approval gives you a real budget and a letter that helps your offer stand out to Texas sellers.

Shop for homes

Tour, take notes, compare. Stay close to your comfortable monthly payment — not just the max number on a letter.

Make an offer

Your Realtor and I work together to put together a strong offer based on your pre-approval and the local market.

Inspection and appraisal

A licensed inspector reviews the property. The lender orders an appraisal to confirm value.

Underwriting

Your full file is reviewed in detail. I keep you updated and help with any documents requested.

Closing

Sign your final paperwork, fund your loan, and officially become a homeowner.

Move into your home

The fun part. I stay available after closing for any future financing questions.

First-Time Buyer Tips

Three rules to keep in mind

Buy what fits your life

Just because you’re approved for a higher amount doesn’t mean you should spend it.

Ask questions early

The earlier you ask, the more options you have. Nothing is too basic — I will explain it.

Avoid big credit moves

Don’t open new credit lines or make large purchases before closing — it can affect your loan.

Have a first-home question?

I've answered a lot of them. There’s no question too small.
