First-time homebuyer couple reviewing FHA loan documents with mortgage officer

On September 10, 2026, FHA published FHA INFO 2026-21 announcing that lenders may begin using VantageScore® 4.0 and FICO® Score 10T — in addition to Classic FICO — for FHA-insured mortgage underwriting starting January 1, 2027. If you're a DFW buyer who has been told your credit score is too low for an FHA loan, this date matters.

I'm Bond Peter Njoku (NMLS #2670329), and I want to be straightforward with you: this change helps a specific type of buyer — people with thin credit files or those whose credit behavior has been improving consistently. It does not lower FHA's minimum score requirement, and it doesn't help buyers who have missed payments or are carrying growing balances. Let me explain exactly how it works.

What did FHA announce in FHA INFO 2026-21?

FHA set January 1, 2027 as the implementation date for two additional credit score models on FHA-insured forward mortgages:

Classic FICO (the model lenders have used for decades) is NOT being retired. It remains a fully eligible credit score model. Lenders will have the choice of which eligible model to use — they cannot mix models across co-borrowers on the same loan file. The change applies to Title II forward mortgages only; reverse mortgages (HECMs) are not affected.

What is the difference between Classic FICO, FICO 10T, and VantageScore 4.0?

Who benefits from FHA accepting the new credit score models?

The buyers who benefit most are those whose credit profile looks different under the new models than under Classic FICO. Here's the profile:

Buyers with thin credit files. If you have fewer than 3 accounts or a short credit history (under 2 years), Classic FICO may give you a low or no-score result. VantageScore 4.0 can sometimes score a file that Classic FICO cannot — making you eligible for FHA underwriting where you weren't before.

Buyers who have been consistently paying down debt. FICO 10T and VantageScore 4.0 reward the direction your balances are moving, not just where they stand today. If you've been paying down a credit card aggressively for 18 months, the new models see that trajectory and may score you higher than Classic FICO.

Buyers where rent or utility payment data has been furnished to the bureaus. VantageScore 4.0 can incorporate this alternative data when it appears in the credit file. This is not automatic — it requires your landlord or utility company to report to a bureau, or you to add it through a bureau's own program. But when it's there, it counts.

Who does NOT benefit from this change?

If your Classic FICO is already above 580, you're qualifying for FHA with 3.5% down today and nothing changes on January 1, 2027. The new models don't re-score a healthy file at a meaningfully higher number — they're primarily designed to surface creditworthiness in cases where Classic FICO undersells it.

If you have late payments, collections, or a bankruptcy, the new models will still reflect that. There is no credit score model that ignores a pattern of missed payments. The new models don't erase negative history — they add more context for thin or improving files.

What should DFW homebuyers do before January 1, 2027?

If you've been told your credit is too low for FHA and you want to understand whether the January 2027 change could help you:

  1. Pull your VantageScore 4.0 today. Many free services (CreditKarma, Experian) show your VantageScore. If it's materially higher than your Classic FICO, you're a candidate for this change.
  2. Talk to me before assuming you need to wait. Some buyers I work with discover their Classic FICO is already sufficient once we've cleaned up small issues — disputed accounts, outdated collections — without waiting for a new scoring model.
  3. Don't take on new debt. Every new inquiry or new balance you add now could reduce both your Classic FICO and your new-model scores between now and January.
  4. Think about whether January 2027 is the right timeline. If the new models would qualify you in January, your closing would likely be February or March 2027. Home prices and rates will be different then. Run the full comparison — waiting is not free.

Last spring I worked with a buyer in Garland — originally from Nigeria, in the US for three years, steady income as a hospital technician but very thin credit history. Classic FICO returned a score of 552 — not enough for FHA's 3.5% down option. When I ran their VantageScore 4.0 through a soft pull, it came back at 604 — easily above FHA's 580 threshold. Had the January 2027 date been in effect, they could have closed nine months earlier. Instead we spent three months building their Classic FICO above 580 through secured card additions, and they closed in July. The point is: know your score across both models, then decide on timing.

Frequently Asked Questions

When will FHA start accepting VantageScore 4.0 and FICO 10T?

I'm Bond Peter Njoku (NMLS #2670329) and the date is January 1, 2027. FHA announced via FHA INFO 2026-21 on September 10, 2026 that lenders may use VantageScore 4.0 and FICO Score 10T for FHA case numbers assigned on or after that date. Classic FICO remains eligible. This applies to Title II forward mortgages only, not reverse mortgages. Call or text me at 469-545-7180 if you want to prepare your credit profile now.

How is VantageScore 4.0 different from Classic FICO?

I'm Bond Peter Njoku (NMLS #2670329) and the main difference is trended data. Classic FICO takes a point-in-time snapshot of your credit. VantageScore 4.0 and FICO 10T look at how your balances have been moving over 24 months. Consistent paydown is rewarded more under the new models. VantageScore 4.0 can also incorporate alternative credit data (rent, utilities) when it appears in the credit file. Call or text me at 469-545-7180 to see how your credit profile compares across models.

Will the FHA minimum credit score change in January 2027?

I'm Bond Peter Njoku (NMLS #2670329) and no — the FHA minimum stays at 580 for 3.5% down regardless of which credit model is used. What changes is that lenders can choose to use VantageScore 4.0 or FICO 10T, so if your Classic FICO is below 580 but your VantageScore is above, a lender using VantageScore could potentially approve your FHA file. Call or text me at 469-545-7180 and I can check how your scores compare across models today.

Should I wait until January 2027 to apply for an FHA loan?

I'm Bond Peter Njoku (NMLS #2670329) and only if your VantageScore 4.0 is meaningfully higher than your Classic FICO and that gap is the specific reason you're not qualifying today. For most DFW buyers, Classic FICO is already above 580 and nothing changes. If you're at a 560 Classic FICO with a 615 VantageScore, waiting 90 days may make sense — but home prices and rates can move in that window. Don't wait without running the full math first. Call or text me at 469-545-7180.
